Post-Purchase Home Inspection – 25% discount through April 15

Did your client purchase their home without the benefit of a home inspection?  This is quite risky, but a post-purchase home inspection can help mitigate the risk.  We will thoroughly evaluate the house and help your client understand its condition.  The information we provide can be used to make plans to address deferred maintenance and prepare for long-term upgrades to major components or systems.  Uncertainty about such a big purchase can lead to significant anxiety.  A post-purchase inspection can provide peace of mind regardless of the condition of the home.  If the home is in good condition, then that’s a great relief.  If there is deferred maintenance or aging systems, it’s good to know about it so that plans can be made for the future.

Pre-Offer Review & Consultation – $395

Your buyers need to move at lightning speed, so they don’t get beat out by another offer.  They probably also need help thinking through whether or not to pull the trigger on an offer and you may be uncomfortable with that responsibility.  We can help.   We will come in for a 60-minute pre-offer Review & Consultation (Walk and Talk), to evaluate the major systems in the house and significant maintenance issues, to provide your clients with the information and confidence they need to decide on moving forward with an offer or not.    There is no report and no note taking by the inspector, so we can move fast and provide them with an amazing amount of information in the 60 minutes.  We do encourage the client to tag along and take notes or video the session.  We don’t just provide hard facts and leave.  We will take time after the 60-minutes, to help them understand the issues in context.

This is not a full inspection and there are limitations to an R&C.  However, in the absence of a full inspection, R&C’s can greatly reduce the risk for everyone involved in the transaction.  Also, if your client is fortunate enough to get the house, we recommend a post-purchase, full inspection and offer a discount on that service if we did the R&C.

We are on high alert for R&C’s and can respond quickly, usually on the same day.
